Subletting

Your lease says that if you sub-let (rent out) your property, you must notify us. Your tenants must enter into a Deed of Covenant. This is a legal agreement which your tenants sign to say they will comply with the requirements of the lease.  Your tenants will not take on all your responsibilities as you will still be the leaseholder. This means you will be required to maintain the property and pay the service charges.

It is important you tell us if you sub-let your property. If you don’t, you will have breached your lease and your buildings insurance will not be valid.  Your lease says we can charge an administration fee to process your sub-let registration.

You do not have to pay our fee if you are extending an existing tenancy but you must contact us to confirm the new tenancy dates. This can also be done online through the Camden Account. You will have to pay our fee of £52 if you forget to tell us and we have to send you a reminder.  If new tenants move into your property, a new Deed of Covenant will be required and you will have to pay the relevant fee (£25 through the Camden Account or £52 by post).

There are important things you need to do about safety checks that are legally required if you sub-let your home. As a landlord, you are responsible for the safety of your tenants.  It is a criminal offence for landlords to provide an appliance or furniture that does not comply with the respective safety regulations.

Holiday lets

Your lease requires you to use your property for residential use only and letting your property on sites such as Airbnb is a breach of your lease. 

Breaching the lease could also invalidate the buildings insurance.

Multiple occupation license

If your property is occupied by three or more persons forming two or more households your property is a flat in multiple occupation and you will need a license.

Accredited Landlords

The London Rental Standard, was launched on 28 May 2014. The London Rental Standard is a set of standards that landlords and agents across London are expected to meet. It is intended to enable people involved in letting out property to show prospective tenants that they are recognised as a good landlord or agent and raise standards in London’s private rented sector.

Landlords and agents can join the London Rental Standard by becoming voluntarily accredited through the London Landlord Accreditation Scheme (LLAS), which was set up by Camden Council in 2004 on behalf of all 33 London boroughs. Since then we have accredited 13,000 landlords and letting and managing agents across London – a major achievement for Camden in our work to help raise standards in the private rented sector.
