Holly Lodge estate

In December 2010 we adopted our 15 year Community Investment Programme (CIP). This is to create extra funding to invest in schools, homes and community facilities. 

Holly Lodge regeneration was part funded by CIP, the Homes and Community Agency and the Greater London Authority. 

The Council owns leases on 31 blocks of flats on the eastern side of the Holly Lodge estate. Seven of these blocks were bedsit accommodation, planned as three or four studio rooms clustered around shared facilities. The homes had no heating, were poorly insulated and were in need of complete refurbishment. 

Before the regeneration there were 215 bedsits in total and most had been empty for some years. The aim of the regeneration scheme was to convert the bedsits into a mix of self-contained accommodation of different sizes. 

The new housing is of 85 homes. 42 of these are for council rent, 13 shared ownership and 30 open market sale. Most of these new homes are 1 and 2 bedroom units. There are eight 3 bedroom family homes for council rent. 

The new homes have under-floor heating, double-glazing and insulation of the external walls.

The first three of the seven blocks in the programme were part funded by grant. This was from the Homes and Community Agency. They were completed in March 2012. The other four blocks were part funded by the Greater London Authority. They were let in two contracts in November 2013 and June 2014.

The whole programme of works was completed in July 2017.
