Apply for building control regularisation

You can apply for regularisation to certify unauthorised building works.  

This is not an alternative way of applying for current building works. It is an application made when works were carried out without approval, or by a previous owner. 

Building work carried out without building control approval can cause problems when you come to sell your property. There will also be costs if the work does not comply and needs to be corrected. 

Who can apply 

You can apply for regularisation on building works carried out by yourself, or a previous owner. 

You can only apply if the work was carried out after 11 November 1985. Before this date, we cannot give you a completion certificate. 

How to apply

Download and complete the regularisation application form (PDF). Submit the completed document to [email protected]  

Pay for your application  

You must pay the relevant building control fees and charges to complete your application.   

When we receive your application, we will email the application number to enable you to make payment.  To make a payment online

  • select ‘Building Control’ from the list of payment types  
  • select ‘Regularisation’ 
  • enter your 'Application number' for example '23/6/01000' 
  • for the account name, enter ‘BC’ 

If you cancel your application after it has been entered into our system it will be subject to a minimum administration charge. 

What happens next 

If you apply for regularisation, we will inspect the works to check if they comply with the building regulations of the time.  

Depending on the project, we may need to disturb the finish and decoration to view the works.  

If the work does not comply with regulations, you may need to correct the work or pay a fine. You may also need to make alterations before we can grant a regularisation certificate.
