Apply for a demolition notice

To demolish a building in Camden, you need to apply for a demolition notice. 

Exceptions to this are: 

  • if a demolition order is made, under the Housing Act 1957 
  • the demolition of an internal part of an occupied building 
  • the demolition of a building with a volume of 50m3 or less 
  • the demolition of a greenhouse, conservatory, shed or prefabricated garage 

If you are demolishing a building, you must make sure: 

  • the occupiers of buildings next to yours are informed, in compliance with the Party Wall Act 
  • the gas, electricity and water supplies for the building have been disconnected  
  • drainage from the building or site will be sealed 
  • the main building is secure after completion, if you are demolishing part of a building 

It is against the law to start a demolition until your application is approved. 

Costs 

There is a fixed charge of £447.78 for standard applications.  

Some complex applications will take more staff time and have additional charges. We will contact you if this is the case. 

The following charges relate to complex applications: 

  • Up to 6 hours: £853.13 
  • Over 6 hours: £142.80 per hour, with time being rounded up to the next hour 

How to apply

Payment is taken during your application and you will be charged the standard application fee. If you cancel your application after it has been entered onto our system, it will be subject to a minimum administration charge.

You may need to make additional payment for a complex application. We will email you with a payment link if this is the case.  You should: 

  • select ‘Building Control’ from the list of payment types  
  • select ‘Demolition’ 
  • enter your 'Application number' which you will receive after you apply, for example '23/0/01000' 
  • for the account name, enter ‘BC’ 

What happens next 

When we receive your application, we may visit the building to check: 

  • if the process of demolition needs to be controlled such as asbestos removal 
  • the remedial works needed on buildings next to yours 
  • the effect on services 
  • the treatment of the site when finished 

We will inspect the condition of the nearby pavements and road surface. You will need to pay for any damage caused by the demolition. 

We have 6 weeks to respond to your application and aim to do so earlier wherever possible. We will issue you a counter notice outlining the conditions you need to meet.   

Inspections and fines 

We will inspect the demolition site during the demolition and on completion. You may need to pay a fine if you do not meet the conditions we have provided. 

You are liable for prosecution if you begin demolition work and: 

  • you have not notified us  
  • it has been less than 6 weeks since you applied, and we have not yet responded
